It is important to have a carefully drafted written agreement when renting a residential property, setting out the obligations of both landlord and tenant. This agreement is suitable for use in England and Wales and includes clauses covering:-
The amount of rent and deposit payable and the term of the tenancyRight of landlord to charge interest on late rent paymentsTenant's obligation to pay bills and council taxTenant's obligation to keep the property and any garden in good order and repairTo use the property for residential purposes onlyNot to cause nuisance or annoyance to others
This Rent Guarantee template is an agreement between a landlord and a guarantor whereby the guarantor guarantees to the landlord that the tenant will pay the rent in accordance with the terms of the Tenancy Agreement. Under the terms of the Rent Guarantee, the guarantor agrees to reimburse the landlord for any loss or expense incurred by him as a result of any failure by the tenant to pay the rent.
This document is supplemental to a Tenancy Agreement and can either be drawn up at the same time as the Tenancy Agreement or at a later date.
Under this Agreement the Guarantor becomes the Landlord's Insurance Policy. The Guarantor agrees to pay the Landlord the rent if the Tenant defaults, and he pays the Landlord his losses, expenses or damages where the Tenant fails to carry out his obligations under the Tenancy Agreement.

We have included in the pack 3 example letters to use to get references for your new Tenant, one letter for a reference from the Tenants Employer, one for a reference from their Bank and one for a reference from a previous Landlord.
The most reliable way to get paid by your Tenant is by Standing Order and we have included an example one in the pack, which you should ask your Tenant to complete and send off to their Bank. The Rent Receipt template can be used as often as you need, print it out and fill it in by hand or fill it in on your PC and email it to your Tenant.
You will also find a Rent Guarantee Agreement, and an Inventory Checklist which are both designed to help provide you with extra protection. We recommend that you ask you Tenant to provide a Guarantor and that they complete the Inventory Checklist with you on the day they move in.
Finally, we have included a Notice of Late Payment which can be issued as soon as you find a payment is late, and Section 21a, Section 21b and Section 8 notices.

This agreement makes provision for standard agreement terms including rent amount and rent review period, additional services and charges, pets, payment by standing order, permitted usage of the room and other rooms in the house, length of the term and other standard provisions.
